  • What is the relation of the property in the City master plan and or benefit to a new owner as mentioned in the marketing materials?
    The Silverton Compass master plan calls for diversification in energy sources. The electric grid fails regularly in inclement weather and is not reliable as a heat source. Many homes and businesses are still using coal to heat their buildings. As they transition away from coal, the only alternative sources of heat are wood and propane, the latter of the two being the most efficient and reliable source of heat. New builds are being outfitted with propane, so the customer base is growing.
  • What is the opportunity zone effect and or benefit to a new owner, as mentioned in the marketing materials?
    A buyer would need to work with a tax professional or Region 9 Economic Development to verify that their purchase is eligible for Opportunity Zone federal tax credits through the State of Colorado Office of Economic Development and International Trade. There are also state tax credits available through the Enterprise Zone program. The Town of Silverton is designated an Opportunity Zone and an Enhanced Enterprise Zone.
  • Are there opportunities for business expansion in or around existing operations?
    A buyer would need to verify opportunities for expansion of existing operations. The property is zoned as economic development, making it viable for multi-family, commercial, industrial, or mixed-use. As mentioned, there are new builds that offer potential for new accounts and existing buildings being converted away from coal that present potential for new accounts. The business is currently only servicing the Town of Silverton, however.

    Region 9 Economic Development provides a comprehensive Economic Snapshot for all towns in the region, including Silverton. As a former resident of Silverton, I have witnessed a surge of growth in the town. Many elderly residents have moved to lower elevations, and a new generation has moved in. The preschool has tripled in enrollment of infants and toddlers. The public K-12 school has almost doubled in enrollment as well. Silverton Mountain, one of the most extreme ski areas in North America and the town's largest employer, has just been sold to new owners, who have pledged to increase amenities and provide greater economic development for the town.
